Building-wide pest programmes that survive re-inspection

If you are holding an open infestation violation, the problem is rarely one unit and the fix is rarely one visit. We work the building, close the routes between units, and leave you with the paperwork that supports certification.

Why building-wide, and not unit-by-unit

A cited unit is a symptom. German cockroaches and bed bugs move through shared walls, plumbing chases and risers, and rodents run the compactor room, the trash chute and the cellar. Treat one apartment and the population re-enters from the one next door within weeks — which is how a closed violation becomes an open one again at the next inspection.

What a programme includes

  1. 01

    Building survey

Cellar, compactor and refuse areas, risers and chases, common areas, and the cited units plus their neighbours. We identify the source, not just the complaint.

  2. 02

Treatment envelope, not a single unit

We define the minimum set of units and common spaces that has to be treated together for the result to hold, and tell you honestly what it will cost.

  3. 03

    Exclusion and sealing

Pipe penetrations, chase openings, door sweeps and cellar entries physically closed. This is the step that stops re-infestation between units.

  4. 04

    Scheduled service and records

Dated service reports, a site logbook, material records, and non-access documentation — the corrective-action trail that supports certification.

An unusual bench for this trade

Alongside certified pesticide applicators, our team includes engineers, certified home inspectors, architects and construction consultants. When a rodent problem is really a grade and drainage problem, or a recurring roach problem is really a chase-sealing problem, we can tell you what the building actually needs.

Questions agents ask

Can you clear an open HPD infestation violation?
That is the core of this work. We treat the cited condition, address the building-wide source behind it, and give you dated service records and a corrective-action trail. What we cannot do is certify the violation ourselves — the certification is filed by the owner or agent, and our documentation is what supports it.
We manage a portfolio. Do you price differently?
Yes. Portfolio pricing across multiple properties is meaningfully cheaper per building than one-off call-outs, and it lets us run scheduled service instead of reacting to complaints. Tell us how many buildings and where, and we will price the whole book.
Do you handle tenant access problems?
We are used to it. We provide the notice language and preparation sheets you need to give tenants, schedule in blocks so a single refusal does not waste the visit, and document non-access units so you have a record of the attempt.
What about the units either side of the cited one?
They almost always need treating. Roaches and bed bugs travel through shared walls, chases and risers, so treating only the unit that complained is the most common reason a violation reopens. We will tell you the minimum treatment envelope that will actually hold.
Do you have the credentials for co-op and condo boards?
Our team includes certified pesticide applicators alongside engineers, certified home inspectors, architects and construction consultants. For boards that want the structural conditions behind a recurring problem identified — not just treated — that combination is unusual in this trade.
